House Rules

Bookings must not leave a one or two night gap before or after other bookings (our minimum stay is three nights and a shorter gap means that we lose the opportunity to sell these nights). The exception to this is for late bookings made within two weeks of a stay.

Bookings must not begin or end on Christmas Eve/Day, Boxing Day, New Year’s Eve/Day or part way through a bank holiday weekend.

Mobility and risk factors:
* the cottage has wooden staircases with a limited height of around 175cm/5’10” on one step which is marked with a ‘duck’ sign
* there are stone steps in the garden
* the garden backs onto a river
* wild swimming is at your own risk but be aware that it can cause cold shock and is safer with others
* please don’t enter the river after rain when the current is strong

Please treat our cottage like a home you care about:
* Please take muddy boots off at the door
* Please let us know about any damages as they happen
* Please leave the cottage tidy and reasonably clean with dishes washed and put away

We're dog lovers and welcome dogs with house-trained owners, subject to the rules below:
* Please let us know when you book that you are bringing your dog - we'd love to know their name and type
* Please check with us first if you'd like to bring more than two dogs
* Pets are not to go on furniture
* Your dog must never be left alone in the cottage or garden when you go out. Guests breaking this rule will be asked to leave.
* Please clean muddy dogs in the garden or utility room and use only the dog towels on the utility shelves
* Clean up after your dog in the garden

The space
The Riverside Tailor's is a double-fronted Victorian property on the banks of the River Roeburn. It began life as a village tailor's workshop and with the tailor’s family accommodation.

The age of the cottage is respected with period details and fittings with the odd industrial twist which nod to its interesting past plus a few classic mid-twentieth century design pieces. This is a well-sized cottage furnished comfortably and decorated in a calm palette of colours, quality furnishings and textiles, designed to help you completely unwind.

On the ground floor a generous lounge and study area with TV, books, board games and DVDs, and well-equipped kitchen open plan to dining room.

Upstairs are three generous double bedrooms (two with kingsize beds, the third with two singles) and a high-end family bathroom with stunning cast-iron roll-top double-ended bath, large walk in shower and traditional high-flush loo.

Add a games room with pool, table football, darts and classic PlayStation games, as well as a laundry/ storage on the lower ground floor, ensure plenty of space for 6 guests.

Outside is a walled garden with patio and table and chairs beside the river. We think we have the nicest al-fresco dining spot in the north of England!

Guests have the whole spacious cottage and large riverside garden to themselves.
Additional notes
Parking is unrestricted on-street opposite the cottage and down the lane. Plentiful free off-road parking is also available at the tea-room 120m down the lane.

This is our only holiday let and we devote plenty of love and attention to running it professionally. The generously proportioned Riverside Tailor’s is our former home and offers plenty of room for you and your friends or family to relax on holiday. Our housekeeper has high standards and provides a deep clean between guests for your complete reassurance.

I live just a few minutes away and work from home so am not far away in case of any issues. However, I completely respect your privacy at the cottage.
Neighborhood overview
Wray is a historic conservation village with bags of character - it's a huddle of pretty old cottages with a cobbly river running through it. Wray is in an AONB and surrounded by stunning hills and woodland, plus the Yorkshire Dales at a stone's throw. The locals say hello to you with a genuine smile, the village pub is delightfully old-fashioned and friendly and serves great food using local ingredients and real ales, there's a community-owned village store selling a lovely range of produce, as well as village tea rooms for delicious lunches and cakes.

There are numerous really lovely local walks and a very special wild swimming spot which we share details of with our guests, and the Yorkshire Dales and the mountains of the three peaks challenge are just a short drive away.
Getting around
There are fabulous woodland, riverside and hill walks and cycle routes from the front door of the cottage, for which there are route guides left for you. We do recommend that you come in a car so that you can get around easily. You'll be able to drive to the Yorkshire Dales in as little as 10 minutes and the Lake District in around 40 minutes. The nearest large town is Lancaster about 20 minutes away.
