Terms and Conditions

1.Booking and payment
1.1 Booking requests will be reviewed by the owner who retains the right to cancel for any reason within 48 hours.
1.2 All payments to be made online by payment card.
1.3 A deposit of 50% of the price for a stay is payable on booking.
1.4 The balance of the remaining 50% of the price for a stay plus cleaning fee is payable 60 days before your stay.
1.5 A damage hold of £200 will be placed on your payment card several days before your stay. The funds will *not* be taken from your card unless a claim for damage arises. We very rarely claim any of this - please see section 5 on Damages for more information.
1.6 Except for last minute bookings made within 3 days of arrival, bookings must not leave a gap of one or two nights between stays. Bookings which don’t observe this rule will be cancelled and we reserve the right to charge a fee to cover the card processing costs we incur.
1.7 Stays over peak periods including Christmas, New Year and Easter are subject to minimum stays and cannot begin or end on certain days. Please message to check before booking a stay over these periods.

2. Cancellation and refunds
We understand that plans sometimes need to change. Our cancellation policy is intended to be fair to guests and balances our and their financial interests. Our cancellation fees therefore reflect our real costs and the reduced rate we can resell cancelled dates at late availability. We recommend that guests buy annual travel insurance which covers cancellation fees.
2.1 Cancellations made by a guest more than 60 days from the arrival date will receive a full refund minus a £35 administration fee.
2.2 Cancellations made by a guest more than 30 days up to 60 days from the arrival date will receive a refund of any payment in excess of 50% of the total cost of the stay.
2.3 Cancellations made by a guest more than 14 days up to 30 days from the arrival date will receive a refund of any payment in excess of 70% of the total cost of the stay.
2.4 Cancellations advised by a guest 14 days or less from the arrival date are not eligible for refund.
2.5 In the unlikely event of cancellation by the Owner, refunds will be limited to the full amount received by the Owner from the Guest.

3. Guests
3.1 The person making a booking must be one of the guests staying and is responsible for the reasonable behaviour of all guests.
3.2 The lead guest much be over 25 years old.
3.3 Guests under 25 years old may stay as part of a family group with a parent, guardian or other responsible older relative.
3.4 Number of guests must not exceed those advised at booking.

4. Pets
The owners are dog lovers and have the following rules in the interests of neighbours, the upkeep of the cottage, and the dogs themselves.
4.1 Well-behaved, fully housetrained dogs will be welcomed on request.
4.2 Multiple dogs staying must be part of the same family pack.
4.3 Contact the owner before booking if you wish to bring more than two dogs.
4.4 Dogs must not be left in the cottage or gardens when guests go out.
4.5 Dogs must not be allowed on furniture.
4.6 Guests must keep the garden clear of dog waste.
4.7 Guests must ensure that dogs do not create a noise or other nuisance to neighbours.
4.8 Dogs which have nervous/ stranger aggression or other aggressive behaviours must not be brought to the cottage.
4.9 The lead guest is liable for the costs of all damages and related losses caused by pets staying at the cottage.
4.10 The owners do not permit guests to bring cats to the cottage.
4.11 Other types of pets may only be brought to the cottage with the written consent of the cottage owner (including email/ electronic message).
4.12 Breach of pet rules may result in all guests being asked to leave immediately with no refund due.

5. Damages
Our rules around damages are not punitive and we understand that accidents happen. We expect guests to take reasonable care of the cottage and its contents, treating it as though it was their own property.
5.1 The lead guest is responsible for reporting all damages to the owner as soon as they occur. This helps us to ensure replacements are provided in the interests of current and subsequent guests .
5.2 Accidental damage of a single low cost item such as a broken glass or plate will not be charged to the guest.
5.3 Larger damages of up to £200 will be charged to the lead guest’s card.
5.4 Damages in excess of £200 must be paid by the lead guest to the owner immediately by bank transfer or an agreed alternative.
5.5 Criminal damage will be reported and the lead guest will be responsible for all damages and related costs incurred by the owners.

6. Insurance
6.1 Guests are advised to take out travel insurance.
6.2 No insurance is provided to guests in relation to their booking.
6.3 Guests’ property is left at the cottage at their own risk.

7. House rules
7.1 Guests must not host parties.
7.2 Guests must not cause a noise or other nuisance to the neighbours.
7.3 Guests must not host overnight guests not notified within the booking without prior consent of the owner.
7.4 Additional guests will be charged to the lead guest’s card at a rate of £15 per person per night, subject to a £50 minimum. This covers additional laundry, utility and wear and tear costs.
7.5 The cottage is to be used by the guests for no other purpose than holiday/short-stay accommodation.
7.6 Professional photography or filming must not take place at the cottage or in the garden without the written consent of the owner.
7.7 Guests must take reasonable care of the property.
7.8 Guests must not smoke tobacco or other substances, or consume illegal drugs at the cottage.
7.9 Breach of the house rules may result in all guests being asked to leave immediately with no refund due.
